In addition to working with competitively bid contracts, Templeton has worked successfully utilizing the following types of contracts for which each have their advantages; keeping the element of competitive pricing in play through subcontract and material bidding: |

I.
Cost of the work plus a percentage or fixed fee. When clients have incomplete plans, fairly formalized
project scopes and are ready to begin construction, Templeton
recommends this type of agreement. This arrangement allows the project to
begin and continue quickly (fast track) saving the owner time and money due
to the ability to utilize the constructed space in a shorter period of time.
Templeton can and will if requested develop preliminary cost estimates for
their clients. II.
Cost of the work plus a percentage or fixed fee with a guaranteed maximum
price. As with all Templeton projects, we maintain
accurate job cost records utilizing state of the art computer systems. This
record tracking capability allows Templeton to offer our clients
guaranteed maximum prices and savings back for any monies not expended. Templeton
offers 100% back, however nearly all of our clients take back 80% or less;
offering Templeton 20% of the savings. We are able to develop
guaranteed maximum pricing on as few plans as preliminaries and schematics.
This early pricing allows owners to reduce the project scope if required or Templeton
may show the owner how to save the project scope by utilizing different
materials and methods. Over seventy years of experience has proven that Templeton
can achieve results saving owners time and money. III.
Construction Management Under this arrangement we work either directly for the
owner or for an architect or engineer for a fixed fee, percentage fee, or per
hour plus expense basis. The services outlined above are also offered in
construction management. |
